In today's current housing market, selling a property can take a little time. In my area of the country sales are down 30% from last year. For every buyer there are approximately 13 homes for sale that will meet their criteria. It's definitely a
buyer's market! So, how do you make your property stand out in order to sell quickly? Let me share the new definition of curb appeal.
First, you have to cause some ruckus. I mean you have to make the yard of the property you are selling look like the circus just came to town. The following signs at minimum must be in the yard and all around the property:
•3 + Handwritten, ugly signs
•5 + Pointer signs
•Most of these signs need to have a dedicated phone line to receive messages written on them.
• Anything else that would cause a passer by to stop and steal another glance, pink flamingos, anyone?
Exposure is everything when you are trying to sell. It may sound like common sense, but many people forget that it's all about numbers. The more attention you get, the more people see the home. The more buyers that see the home, increases your chances at getting an offer and the more offers, the higher probability that you will sell the home quick.
Don't forget the basic 3 steps:
1. Get the phone to ring.
2. Get people in the house.
3. Get a commitment.
Don't be afraid of annoying people by drawing attention to the house. Chances are if you are not annoying someone, you are not doing enough marketing!
Yes, you can also do some cheaper outside improvements to bring more curb appeal to your property. However, be careful not to spend too much in this area. You can always be willing to give some type of cosmetic allowance for a motivated buyer. Here's a short list of the can-dos outside the home to make the home more attractive as well:
•Trim overgrown bushes and trees.
•Power wash siding and front porches.
•Use a spray to deter spiders/bugs; no one wants to walk through a cobweb to go inside a home.
•Place some low cost potted flowers for a splash of color amongst landscaping.
•Keep the yard mowed.
• Place a "Welcome Home" sign near the front door.
